We Offer Management Services on a Yearly Contract or a One-Time Leasing Service. Our Job is to Optimize Your Property Investments so that You Don’t Have to Deal with the Stress and Problems that Can Arise, and to Maximize your Rental Income and Occupancy Rates. We are so Confident of our Ability to Keep Your Property Occupied with Qualified Tenants that We will Not get Paid Any Fee while Your Property is Vacant.

Our Objectives and Services in Property Management are:
  • Our Goal is to Enhance the Value of the Property Through Skillful Management and Carefully Considered Improvement. We Must Preserve and Safeguard the Capital Asset. Our Services Help Secure and Maintain the Greatest Net Return Possible at Minimal Cost Over the Life of the Asset.

  • We Administer a Comprehensive Market Analysis - an Accurate and Comprehensive Market Analysis is one of the Most Important Steps in Making and Keeping the Rental Property as Profitable as Possible. We Provide Extensive Marketing of the Property for Lease.

  • Our Staff Manages Showings to Prospective Tenants, Provides Thorough Tenant Screening, Collect Rents with Direct Deposit Into the Investor’s Account. A Detailed Property Inspection is Done Prior to Commencement of Lease, then an Exit Inspection When Tenant Vacates.

Monthly Management

CLEAR VISTA REALTY, Inc. Will Handle All Daily Management Roles of Caring for your Property 24 Hours a Day. Our Role here Includes:
  • We Perform a Thorough Market Analysis to Secure Optimal Rent. We Advertise Using a Proven Effective Approach in Advertising of the Vacancies.

  • We Conduct the Showing of the Property to Prospective Tenants. All Qualified Tenants will Receive a Screening Comprising of National, State and Local Background Checks, Credit, Income Verification, Rental History and Check for Previous Evictions and/or Judgments of The Prospective Tenant. Upon Commencement and Termination of the Lease, a Detailed Property Inspection Will Occur.

  • During the Term of the Lease we will Perform Proactive Property Inspections. Our Supervised Maintenance Department is Available 24 Hours to be Utilized for Any Recommended or Required Maintenance.

  • The Investor Will Receive a Monthly Statement For Individual Properties Which will Show the Accounting for That Months Expenses and Funds Will be Deposited By an ACH Transfer. The Transfer Can be Directly sent to the Owners Bank Account, or Can Pay the Monthly Mortgage.

  • The Management Fee is a Percentage of the Monthly Gross Rent.

  • Administrative Procedures: We Provide Eviction Services But If Legal Assistance is Necessary We Can Recommend An Attorney.

  • We Offer A Tax Appeal Service Available Upon Request.

One-Time Lease Service (Placement)

If you Prefer to Handle the Daily Management of the Property Yourself, you may Choose CLEAR VISTA REALTY, Inc for the Initial Process of Getting the Tenant Approved and Moved in. Our Role here Includes:
  • We Perform a Thorough Market Analysis to Secure Optimal Rent. We Advertise Using a Proven Effective Approach in Advertising of the Vacancies. We Will Recommend any Required Maintenance.

  • We Conduct the Showing of the Property to Prospective Tenants. All Qualified Tenants will Receive a Screening Comprising of National, State and Local Background Checks, Credit, Income Verification, Rental History and Check for Previous Evictions and/or Judgments of The Prospective Tenant. Upon Commencement of the Lease, a Detailed Property Inspection Will Occur.

  • Our Staff will Execute the Rental Lease Agreement. We will Collect Certified First Month’s Rent as Well as Certified Security Deposits.

  • The Management Fee a Percentage of The Gross Month’s Rent.
